The Boulder Boom! 30+ Developments in the Works Over The Next 2 Years

Did you see the cover of the Business Plus section in this morning's Daily Camera?

Over 30 building projects are on tap for the next 2 years.  Developments could add 1,500 new apartment and hundreds of hotel rooms.

Is this a good thing?  What will this do to Boulder's Real Estate values? 

I think some of the changes are good.  Updating some of the old businesses, providing more hotel space near downtown, etc.  However do we need more high density housing?  It looks as though some additional parking will also be made available but is it enough?

I do believe that such development will increase the value of detached single family homes close to downtown, as with the development of all of the high density housing, the availability of detached dwellings is going to become much more desirable.  If you have been considering purchasing a home near the Downtown Boulder area, this may be the time to get serious.  Rates are low and demand will only grow as Boulder updates and develops.

My concern?  My concern is that influential developers will not be mandated to abide by the city ordinances in regards to height restrictions, shadowing restrictions, size, etc. etc.  City Councilman Tim Plass was quoted in the online article regarding the development as saying "My hope is that with the regulatory structure in place with the site review (and other) processes, that we get products that are going to complement our vision for our community," he said. "...While we have room for change, we want to make sure we keep the things about Boulder that make it Boulder."  I hope he is right.
