Your listing agent should do so much more than put a sign in your yard, and your listing in the MLS!  Here is a list of items that I provide for my home Sellers:


The intent of this plan is to open your home to the professional public with the most favorable presentation possible, and to contact as many real estate brokers and potential buyers as possible, with as focused an action plan as possible, so that your home sells in the least time possible, for the highest price possible, and with the least risk and hassle to you. I will walk through your home to gather as much information as I can about what we have to sell, your history with this home, and what you enjoyed most about your home, as well as discuss your expectations about selling your home.

  • I will detail for you the process of putting your home on the market, and be available to answer all of your questions.
  • I will preview the existing home inventory, evaluate what has recently sold, and prepare a comprehensive market valuation of your home. This may require a second appointment for me to present my findings.
  • I will prepare multiple “Net Sheets” that will clearly outline what you can expect to pocket from the sale of your home (approx.) based on different sales price scenarios, and present my results to you either electronically, or when we meet again to discuss the market evaluation of your home
  • As a certified home stager, I will assist you with staging your home to focus on your home's positive features.  There are two options to choose from should you choose to stage your home:
    • If your home is vacant, I can stage two to four rooms of your home (depending on size of rooms and needs), and accessorize other rooms.  I will pay for the first month's rental / cost to stage (a $1,000+ value), with a commitment from you that you will keep your home staged for a second month if not yet under contract, and through the inspection contingencies (you will be responsible for the cost of the second month's staging).  The cost to move the staging in / out (~$600), as well as $180 for additional insurance coverage, charged by the rental company, will be your responsibility.  I will pass my agent's discounted cost on to you for any additional months that you choose to keep your home staged. I make nothing on staging, this is a service that I provide only to my home sellers.
    • If you are still living in the home, we will walk room by room so I can provide a detailed plan for you to follow, to make your home as appealing to as wide of an audience as possible. 
  • I will hire a professional photographer to photograph your home so that online shoppers will be attracted to your listing. Included with your photos I will provide a floor plan and virtual tour, inclusive of a 3D virtual walk through, so that out of area buyers can determine if your home is a good fit for them.
  • I will hire a professional cleaning service to to do a deep move out clean just before closing (a $400 - $600 value, depending on the size of your home).  You will be responsible for cleaning, or having your home cleaned prior to listing, and for keeping it clean and showing ready during the listing period.
    • I am happy to recommend my cleaning service should you choose to hire someone to do your initial clean.
  • I will prepare all of the quality print materials for marketing your home, including brochures, postcard mailings, newspaper advertising, and disclosure information for brokers and buyers.
  • I will prepare a professional email blast for your home and email it out to the local brokerages announcing your listing. This will help generate interest and excitement in your home!
  • I will aggressively and consistently market with quality materials and information on the Internet. This is extremely important in today’s marketplace.
  • I will provide a home warranty during your listing period, so if any covered item breaks during your listing period, all you will pay is the deductible.  I will then purchase the home warranty at Closing (a $550 - $650 value), that will then transfer to the buyer of your home, and cover them for one-year post-closing. This will give you peace of mind that you will not need to deal with a disgruntled buyer should a covered item break post-closing. 
  • If you desire, I will host at least one open house. I will place quality ads in both the Daily Camera and the Longmont Times Call (I pay for the nicer ads so that your open house does not get lost in the line ads). 
  • I will provide a professional “Home Book” for your potential buyers, so they can see all that your neighborhood, and surrounding area has to offer!
  • A secure Bluetooth lockbox will be placed on your home so that we will know exactly which agent entered your home during showings, and have record of the day and time they were in your home.
  • Each week you will receive an email update to show you a snapshot of what was done to promote the sale of your home that week!

BONUS! For your convenience, I offer an organizing and packing service that can help you sort and pack as well as unpack and organize. Any unwanted items are donated or resourced whenever possible. Additional fee applies for this service; however your consultation is free! I also offer a concierge service that can help you make repairs either prior to listing or at inspection time. My concierge service can also handle all of the arrangements for sprucing up your home to get it ready to list; anything from a fresh coat of paint, to a full kitchen remodel. And the best part is, payment is collected at closing from your proceeds!

Know that the above list is not all inclusive. Of course I will be doing the things most other brokers do as a matter of course; inclusion in the MLS (I pay to belong to BOTH MLS’s along the Front Range so that your listing will have maximum exposure), databases, the review and handling of all of the necessary and legally required documents, and negotiating on your behalf. Also, when the offer to purchase arrives from a potential buyer, I’ll be with you to advise you on every decision. When your home goes under contract, I’ll shepherd the transaction through the closing process. There will be much to do in that process and I’ll continue to advise you and keep you informed on what we’ve done and have left to do to finish our work on closing day.

Lastly, when you work with me you can feel good knowing that a portion of my annual income is donated to Blue Sky Bridge; a child and family advocacy center, helping children that have been subject to the most unthinkable type of abuse, along with their non-offending family members, so that they can recover and move forward with their lives. I also donate to ASF (Australian Shepherds Furever); a rescue that fosters Australian Shepherds / and Aussie mixes, provides vetting and medical attention if necessary, and places them into loving homes.
