Ask Yourself; “What DOES my listing agent do for me?”

If you are considering selling your home, and you are not asking yourself this question…why aren’t you?

MYTH:   I’ll just sell my home on my own and save money on an agent’s commission. I’ll make more money this way.

TRUTH: Most homes sell faster, and for more money when listed with a licensed Realtor®.   The money you think you are saving on commissions will most likely cost you in less interest in your home, lower offers, and / or contractual mistakes. Remember, a buyer’s agent works for the buyer, and although they need to treat you ethically, they are going to represent and advocate in the buyer’s best interest. If you are not paying a listing agent, you are not paying for representation.

Experience, reputation, and skill should be taken into consideration when choosing a Realtor® to market and sell your home.

Notice I didn’t just say “sell” your home, I said “market” and sell your home.

So, back to my original question, “What DOES your listing agent do for you?

Some provide paperwork, put your listing in the MLS, and a sign in your yard, and leave the rest to chance?

Others go the extra mile and earn their commission.

I like to think that I fall into the latter category!

When you choose to work with me, you can expect the following:

  • I will walk through your home to gather as much information as I can about what we have to sell, your history with this home, and what you enjoyed most about your home, as well as discuss your expectations about selling your home.
  • I will detail the process of putting your home on the market, and be available to answer all of your questions.
    • You will not be handed off to a less experienced agent once you sign the listing agreement.
  •  I will preview existing home inventory, evaluate what has recently sold, and provide you with a comprehensive market evaluation of your home.  If comparable homes are currently on the market, I am happy to tour them with you, so you can get a feel for your competition.
  • I will provide net sheets with various sales scenarios, so that you can see how much money you can expect to pocket after expenses, before you decide to list your home.
  • If you desire, I will hire a reputable, local, licensed home appraiser to do a limited appraisal on your home prior to listing it.  This will help you establish value and prepare you for what you can realistically expect from potential home buyers.
  • As a certified home stager, I will assist you with staging your home to best focus on your home’s positive features.  I will cover the first month’s staging cost, and should you need more time, I will pass my cost onto you (you will be responsible for the move in / move out fees – again, I pass my cost onto you).  There are two options to choose from:
    • Staging a vacant home
    • Working with your existing furnishings and helping you stage your occupied home
  • I will hire a professional photographer to photograph your home, and provide a floor plan and virtual walkthrough. No cell phone photos here, only the best will do!    Many home buyers start their home shopping online and we want your home to stand out!
  • I will hire a professional cleaning service to either do a listing clean, or a move out clean; your choice.
  • I will prepare all of the quality print materials for marketing your home, including brochures, postcard mailings, newspaper advertising, and disclosure information for brokers and buyers.
  • I will promote your home electronically via email blasts, social media and of course public real estate sites.
  • If you desire an open house, I will see to it that a weekend open house is planned, marketed and scheduled.
  • I will provide a professional “Home Book” so potential buyers can see all that the area has to offer.
  • I will provide a home warranty that will cover specific items during the listing period. At closing, I will purchase the home warranty for one year for the new homeowner.  This will give you peace of mind, as well as attract buyers.
  • Concerned about the home inspection?  If you like, I will provide a pre-listing home inspection to look for major items. This will give you a chance to make any repairs before you list your home, and will also prepare you for items a potential home buyer’s home inspector could discover.
  • I will place a secure Bluetooth lockbox on your home so that we will know exactly which agent entered your home during showings, and have record of the day and time they were in your home.
  • Worried about making a double move?  If I am assisting you with the purchase of your replacement home, I will credit you at the closing of your purchase, up to $200 per month (three months / $600 max) towards the storage of your belongings, should you need to store them while searching for your new home.

You may be thinking…”I bet she charges a lot more than most agents!”  But that is not true.  I think you will find my commission rate very competitive; I simply believe in earning my commission the old-fashioned way, BY WORKING FOR IT ??

If you are thinking about selling your home, I would love the opportunity to meet with you and allow you to compare my services and knowledge to that of the other agents you interview.

And remember to ask yourself, “what will my listing agent do for me?”

Please contact me today for a complimentary consultation and home valuation.

Thinking about buying a new home?  Now may be the perfect time!
Contact me if I can be of any assistance.

Here is this from local Mortgage Lender, Joe Taydus, from NOVA Home Loans, had to say:
"Here is what I am telling low down payment first time buyers.
I am very bullish about buying real estate.  I see the current increase in rates as an OPPORTUNITY to get into a house.
The rates are up but that is slowing the Market and providing buyers an opportunity to buy before things get crazy again.  This time last year you had little chance of buying if you were not putting down a substantial sum or if you did not have the cash for appraisal gap coverage eliminating so many buyers from even trying to buy.
In 2003 and 2008 when the Market cooled it was very temporary and then the Market heated right back up.
I feel that the opportunity to buy is now and that it will not last for long.  I see rates stabilizing in the next couple months once the FED has increased rates reducing the fear and concern about future inflation.  It may take 12 – 18 months before rates drop but when they do you can refinance.  You may be able to refinance and not only lower the rate but also get rid of the mortgage insurance.
Buyers need to have a plan and should be encouraged and not discouraged by the higher rates.  The house is a long term investment and you need to get into the Market or it just keeps getting harder and harder to buy a you cannot save fast enough or get pay increases fast enough and potential buyers just fall farther and farther behind.
I am here to chat if you have any questions.
Thank you

It’s exciting to start thinking about moving in and decorating your new place, but before you make any large purchases, move your money around, or make any major life changes, be sure to consult your lender – someone who’s qualified to explain how your financial decisions may impact your home loan.

Here’s a list of things you shouldn’t do after applying for a mortgage. They’re all important to know – or simply just good reminders – for the process.

“What’s happening in the market?”  This is a question I often get.  The truth is, I am not 100% certain.  The area in which I work, predominately Boulder County Colorado, has always been in high demand.  Even with the crash much of the country saw in 2008, Boulder saw a little blip, then rebounded and stabilized.  Then, as we headed into 2012, prices started climbing exponentially, and for the most part, have not stopped.  Sure, we see the ebb and flow of the seasons, and things flatten out a bit, but overall, the value of homes in this area have been, and remain, a solid investment.

Enter 2019, then roll into 2020, a worldwide pandemic, and a sudden need for more work / live space at home.   In 2019 we were already feeling the pinch of low inventory and high demand.  Sellers thought about selling, but were concerned that they would not be able to find a replacement home so they stayed put.  We were seeing a lot of remodeling, as homeowners decided to improve upon what they already had vs. looking for something new, and so the inventory shortage was born.  2020 marches in, and families found themselves having to pivot and work from home and homeschool their school age children; their homes went from being a place where family lived, to a place where family worked, learned, lived and played; it was a LOT of togetherness!  With restrictions in place, and outings limited, having a backyard, and some private / safe space to call your own was suddenly a desired commodity, and we saw a flood of interest in the suburbs.  The once desirable urban living was waning and the demand for more single-family housing rose quickly; so quickly that the demand was impossible to keep up with.    This demand further tightened inventory, and drove prices through the roof.  We saw rents rise as well, driving even more demand into the market from those that were renting, to try to find a place of their own to purchase.

For homeowners that were in a position to sell during this time life was sweet!  They could basically name their price (within reason) and the offers would flood in, often exceeding the list price by $50k - $100k or more.  Buyer agents were crafting purchase contracts stating that their buyers would not make any requests of the seller to make repairs, and offering to cover the cost difference between the list price and the purchase price should the buyer’s appraisal come in light.  As a buyer’s agent, we were expected to get creative, while still working within our legal limits, and giving our buyers sound advice.  The stress of the past 18 months has driven many agents out of the business.  Buyer and agent burnout has been high, and after spending countless hours looking at homes, often dropping everything to accommodate our buyer and meet a tight offer deadline set by the seller, writing numerous offers, and trying to hold it all together while supporting our buyers, who were feeling defeated and frustrated, our buyers often turned to signing a lease and renting “until the market cooled off” – who could blame them?  It was brutal and heartbreaking both for home buyers and agents alike.

Ironically, it was not easy to be a listing agent either.  Seller expectations were often unrealistic, placing undue demand on their agent.  Even the most professional and kind buyer agents were understandably tired and cranky, and would react out of character when the seller would elect to accept an offer before the offer deadline.  As the listing agent, you would often be the target of that frustration when you had to make the call that the listing was no longer available.  Then there was the buyer fallout to deal with; buyers feeling desperate would make fantastical offers, then once accepted would have remorse and sometimes find a reason to terminate, frustrating agents and sellers alike.

Everyone was tired.  Everyone was burnt out.

But, back to the original question; “How is the market?”  I do believe that there is light on the horizon!  As it always does, I believe that the market is starting to correct itself.

I am seeing homes sit on the market for a week or more (in a healthy market, 90 days is not unusual).   I am seeing price reductions.   Instead of 15 – 20 offers on a single listing, I am seeing 1, maybe 2 or 3.   Things are starting to normalize.

This is excellent news for buyers!  I would not go so far as to say it’s becoming a buyer’s market…I think we are a long way from that, and buyer’s need to be mindful that they still have to submit a competitive offer in order to be considered.  However, finding a home, and having your offer accepted, is more a reality now than it has been in the past 18 months!

Although sellers are not rejoicing quite as much, I do see this as a good thing for sellers as well; less fall through transactions / more authentic offers, less adversarial and more cooperative transactions, and more opportunity to find a replacement home.

I do believe that we are heading towards a more stable, healthy, real estate market.

If you have been on the fence, or renting because you were not in a position to be competitive, now may be the right time for you to revisit homeownership!

If you were thinking about selling, but had concerns about your ability to find a replacement home, now may be the time to revisit your dreams!

I would love to help you strategize reaching your goals!  The market correction is a good thing for everyone! Please reach out to me if I can be of any assistance.

NOW is the time to sell and buy! (see my post below)

With fewer homes to choose from and multiple offers to compete with, It is more important than ever that you work with an experienced Realtor to help you find your dream home! Working with a CRS Relator, gives you even more of an advantage as their training and level of expertise exceeds basic licensing requirements.

Home sellers may be tempted to go it alone, in this hot market, but by doing so, you could be setting yourself up for last minute terminations and pitfalls galore.  Negotiating, and navigating multiple offers has never been so challenging.  Having an experienced Realtor by your side to secure you the most offers, at the highest possible price, then to stand by you through the negotiation and navigation process, could mean more money in your pocket at closing, with less hassles to get there (and this is even after paying an agent commission!

I would love to help you strategize marketing and selling your home, or buying a new one! Contact me today!

Take a look at what's happening in the world of real estate for Boulder County, the City of Westminster, and Broomfield.

Tight inventory creates challenges for both home buyers and sellers; home buyers struggle to be competitive (I have several strategies up my sleeve! Thinking about buying?  Let's connect and talk about what takes to get your offer noticed and accepted!), home sellers struggle to understand that even though a potential buyer may be willing to pay more for their home, it is still important to price it correctly and skillfully analyze all offers to avoid appraisal pitfalls (I can help!  Let's chat!)

The forecast for home sellers remains very optimistic!
For home buyers, the rates are predicted to remain favorable, however with the increase in home values, you will need an experienced Realtor on your side to help you get your offer accepted.
If you are thinking of selling, you will need help negotiating, marketing to the broadest possible audience, and ideally, navigating multiple offers (hint: the highest offer price may not be your best offer ??
I work with both home buyers and sellers, and am experienced in working within our competitive market.

To me, real estate is so much more than helping folks buy and sell homes; it's about authenticity, it's about really caring about the people that you help, and the community in which you serve.

When I was looking for a new brokerage to hang my license, it was important to me to align myself with an office that shared in these values.  WK Real Estate was the perfect fit!

Although this tis' the season for sharing and caring, WK's generosity goes well beyond the holiday season.  Both WK and the agents that work there make meaningful contributions to the community in which we live and work all throughout the year.

Having a purpose, and caring for the people and place that we call "home" is important.

Happy Holidays to you and yours, may this message find you well, and may the New Year be joyous!
